Zoning certifications are required in Crosby Township
when any building is constructed, altered, reconstructed, or enlarged. Buildings are as follows:
commercial, industrial, and residential. Included are: apartment buildings, garages,
carports, decks, sheds, fallout shelters and accessory/temporary structures.
Swimming pools, industrial signs/billboards, walls, and fences are also included.
The zoning inspector must be contacted before work
begins to obtain certification.
In the event that an application for a zoning certificate is denied, the Crosby
Township Zoning Department has two divisions, the Zoning Commission and the
Zoning Board of Appeals. The Zoning Commission is responsible for all changes
to the
zoning resolution
and land use studies. The Zoning Board of Appeals
is responsible to hear and decide on appeals and variances from the terms and conditions of the zoning
resolution and the issuance of conditional use zoning under the requirements and
conditions of the resolutions. Both the Zoning Commission members and the
Zoning Board members are appointed by Township Trustees in staggered five-year
terms. The realm of the zoning department also extends to yard dimensions,
right of way, square footage, height, lot integrity and the uses for those lots.
The purpose of the zoning ordinance is to promote public
health, safety, and welfare while making sure that the land is used in the best
interests of the citizens of the township. Through the actions of the
zoning department the township is able to keep development balanced while
protecting the property values of the properties within the township.
Please remember that it is against
the law to construct, alter, reconstruct, enlarged, locate, or use any building
structure or land that is not in accordance with the policy set forth in the
Zoning Ordinance. The violation of these rules is considered a misdemeanor
and the person or entity responsible for the violation if convicted in a court
of law can face a fine not to exceed one hundred dollars. It is considered
that every day that a violation continues it is a separate offense and would be
treated as such.
